CHARLOTTE – As we reach out and explore the town’s people, it is even more apparent that our local communities have much to offer in the way of talented individuals. We are honored to call Cheryl Sain one of our very own. Ms. Sain is a talented real estate agent and author. She recently released a book titled, 10 Things You Need to Know about Land.

Cheryl was born and raised in Union County, NC. Following high school, she joined the Air Force to become an Air Traffic Controller. After her service to our country and then a short time in corporate America, she discovered an interest in the real estate industry and pursued a career beginning in 2001. Her initial focus was residential property, but she soon became more interested in lot and land sales. Challenged by showing multiple residential properties to clients with young children at home, she realized that selling land was a better fit for the demands of a single mom.

Sain quickly transitioned her focus to lot and land listings and worked diligently to gain the knowledge she needed to become a successful broker.  There are many factors to consider when buying or selling land: the value, municipality’s regulations, water and sewer or well and septic, and zoning, just to name a few.  When working with clients, she realized that landowners did not fully understand what was involved in selling their properties. Likewise, many residential agents were listing lots or land for sale but were often missing crucial information for a successful transaction. Hence, Cheryl’s motivation.

The challenge for agents in finding pertinent information is what inspired Cheryl Sain to write 10 Things You Need to Know about Land. She wanted all agents as well as the public to be able to learn from her experience, knowledge, and years of research in the industry. Initially, Cheryl started out developing a checklist for buying and selling a lot or piece of land. Soon, this checklist became a project of its own and turned into a quick reference guide of only 172 pages that was published in 2020.

The goal of Cheryl’s book is to make it easier for anyone who is interested in buying or selling land. Whether you are a residential agent, landowner, investor, or looking to get into the real estate industry, this book has the information you need!  It provides the basic knowledge you need to get started.  Readers will find dozens of tips and how-to information that is presented in an easy-to-read, simple-to-follow format.
