Reasons why a home is not being shown a lot

When you list your home for sale, there are several things you must do to ensure you get it sold. It all starts with hiring the right real estate agent and listening to their advice. If your home isn’t getting shown much, or at all, there could be a few key reasons why.

Reason #1 – Price

The most common reason a home isn’t getting shown is the list price. If the home is price correctly, it will attracted interested buyers. However, if it’s not priced correctly, it could be turning potential buyers off.

A list price too high, compared to market value, won’t attract many buyers. Even a list price too low could turn off potential buyers, as they may think something is wrong with the house. Make sure the price is right or you may struggle to get showings.

Reason #2 – Listing Photos

In today’s real estate market, you must have great listing photos to get noticed. More than 90% of buyers will find your home online first and will decide if they are interested based on your listing pictures. If you’re not getting many showings, check your pictures. Maybe you don’t have enough pictures or they are poor in quality.

Reason #3 – Poor Curb Appeal

Maybe the price is right and the online pictures are high in quality, but when a potential buyer drives by your home the curb appeal turns them off. It’s not uncommon for potential buyers to drive past your home to see what it looks like in person before scheduling a showing. If the curb appeal isn’t very good, they could be turned off and move on.

Reason #4 – Lack of Flexibility

Your home may not be getting many showings simply because you’re not making the home available when potential buyers want to see the home. If the only time you allow your agent to show the home is while you’re away at work, it could be hard to get showings. Make your home available at just about any time for showings and you’ll likely increase the number of potential buyers looking at your home.

There are several other reasons you may not be getting many showings. Make sure you’ve hired a great real estate agent and take their advice. They will know the proper price for listing your home and they will know how to ensure you get plenty of showings.
