Before you close, you need to do a final walk-through, and it needs to be thorough. Here’s a checklist to ensure your walk-through is done correctly.
Get Everything Ready for Your Walk Through
You should have your final contract ready, along with a camera, an inspection summary, your cellphone and a charger, and your real estate agent. The contract and inspection summary will help remind you of what you need to check, while the camera will ensure you can document anything necessary.
Of course, taking your cellphone and charger will allow you to check the electrical outlets and make sure they are working correctly. Make sure you look closely at the inspection summary and double check any final repairs before doing your final walk through.
Account for All Sale Items
If you purchased the home and individual items, such as appliances or even furniture were to be included, make sure all items are within the house and left damage free. You want to make sure all construction debris and garbage has also been removed from the property during the final walk through.
Open Everything
Open all doors and windows in the house including any cabinet doors or closet doors. The last thing you want to do is move in only to find out a window latch is broken or a door lock doesn’t work.
Check the Bathrooms
Make sure to check the bathrooms for water damage, mold, standing water, or any other issues. You want to make sure the toilets flush, and the faucets also work. Don’t just turn on the water. Instead, check to ensure the hot water works, as well as the cold water.
Check All Other Rooms
You should also check the kitchen, laundry room and all other rooms for water damage. Pay close attention to areas where running water is used, but also pay attention to areas where there could be a leak.
Turn Everything On
Even if it’s a hot day out, you want to make sure you turn on the air conditioning and the heat. Don’t skip verifying the heat works just because the air conditioning feels good. Also check the doorbell, any appliances included, the garage door, and all other systems.
A few other things to check during your final walk-through include:
- Electrical systems and outlets
- Landscaping – Make sure no plants are missing
- The irrigation system, if there is one
- Look for signs of pests
